The Problem Identified

Approximately 90 balconies were exhibiting early signs of deterioration from exposure to the elements and corrosion of the reinforcement was detected. The symptoms included surface cracking and delaminated/drummy sections of concrete. Moisture ingress to the balconies, and transfer of moisture into the apartments, were also critical aspects of the balcony rehabilitation project.

The Solution Developed

The rehabilitation upgrade included a detailed condition assessment of the concrete elements. Diagnostic testing was performed with the intention of maintaining the concrete elements and structure for a minimum 20 years. DuoGuard™ hybrid anodes, installed at the balcony edges, and Patchguard™ anodes, installed adjacent to patch repairs, were part of the solution. Access to the balconies required the building to be fully scaffolded to undertake concrete remedial patching repairs, surface preparation, corrosion control and finally the installation of a quality membrane suitable for zero degree temperatures and below. The project faced the challenges of unseasonal rainfall and early snow falls.

The condition assessment was undertaken by Infracorr Consulting who also prepared a detailed repair specification for competitive tender.

The Benefits Provided

The galvanic treatments installed into the parent concrete provide enhanced current distribution to the areas of steel at risk of corrosion. The remedial works incorporated a quality membrane to prevent further moisture intrusion and associated freeze thaw damage.
